Outside of London, property markets have been less frantic. In the Northern Home Counties prices are above their pre-financial-crisis peak, but by a relatively modest 28%, meaning that there is still room for further recovery in prices. In the last 12 months prices increased by 9% to reach an average of £336,000. The ratio of asking to achieved prices is still high, reflecting that prices are not harming demand. The region is well connected for commuting to London, which helps to support interest from both buyers and renters.
In the lettings market rental growth is a buoyant 6%, and the ratio of asking to achieved rents has increased in the last 12 months, suggesting that rents are still in line with expectations.
Te area’s proximity to London, with easy commuter
links (e.g. Beaconsfield to Marylebone is only 20 minutes), access to Heathrow Airport, the nearby Chiltern countryside and an excellent choice of private and state schools, are all factors that add to its appeal for professionals and families. Perceived as a wealthy, upmarket and desirable area, the Northern Home Counties has a diverse range of properties in all price ranges. From town centres to idyllic country villages, it’s a very active market and fuelled by families moving out of London to gain more property for their money. In the past year around 50% of our buyers have come from a London postcode.
Te region’s lettings market is very buoyant, helped by the largest trading estate in Europe based in Slough. Large telecommunications, pharmaceutical and other organisations are based there, resulting in prospective corporate tenants looking to live within a commutable distance.
