Leak specialists, Polygon Group share their advice on how to prevent costly and awkward damage done by water when leaks occur.

A quarter of all insurance claims made in multi-tenanted blocks are for water leak damage. Not only is the damage expensive, with The Association of British Insurers (ABI) reporting that its members pay out approximately £2.5 million every day to their customers in what they call ‘escape of water’ claims, but they are inconvenient. It is therefore no surprise that the industry has seen an upturn in FMs looking for viable solutions to protect against damage from leaks.

Polygon’s specialist technicians deal with more than 5,000 leaks per year, ranging from domestic water pipe leaks to complex commercial claims. It is vital that no leak is left unattended, with even the smallest leak able to cause substantial damage. With a typical 0.5mm leak amounting to 20 litres of water every hour, the damage that this can do cascading throughout a multi- tenanted building per hour could be catastrophic. Escape of water not only causes damage to a building and hassle to the tenants, but if a property remains damp, mould can begin to grow leading to health problems such as asthma.

The cost of escape of water claims is of course not limited to the building damage and increased water bills, but extends to the damage to the building’s contents. The cost to replace or restore damage to electronics, artwork, furnishing, clothing and flooring is often higher than the building damage costs. Preventing this kind of damage and


disruption is often possible simply by incorporating a non-destructive plumbing maintenance survey into an overall maintenance schedule.

From the survey, Polygon’s nationwide team of specialist leak detection technicians are able to identify areas that are at risk and provide suggestions for areas that require improvement within the multi-tenanted blocks before they become a disruptive, costly problem for the FM.
