25 Cheyne Place is a beautiful Art Deco building in London’s fashionable Chelsea


The second in our series of articles looking at penthouse development.


In our last issue,Flat Living introduced readers to rooftop developer First Penthouse and looked at the first stage of their


most recent project. Here we reveal the final results as this exciting scheme is completed.


Number 25 Cheyne Place is a six-storey art deco block in the heart of London’s fashionable Chelsea. In March, the penthouse modules were craned onto the roof of the building and by the end of April all interior and exterior works had been completed.


These included: Connection of utilities, including under floor heating and air conditioning Installation of home media system, integrating lighting control, music, home theatre, climate control and security Installation of terrace decking and railings Installation of outdoor furniture and planting

The penthouse has been decorated using extremely high quality contemporary finishes with some beautiful Art Deco features that tie the apartment to the character of the rest of the block. Notable features include a Control 4 home entertainment system, Kvänum kitchen, bespoke handmade marble bathroom and burnished oak flooring. Two of the three bedrooms have balconies, which boast stunning views across London and over the Chelsea Physic Garden. The River Thames, Battersea Park and landmarks such as the Shard, the London Eye and Wembley are all visible in the distance.


Works to the common parts at Cheyne Place were also required to create seamless access to the new penthouse and existing fittings and finishes to the downstairs lobby and front door have been upgraded. These works too are now complete and the new top floor accommodation, which comprises a three- bedroom penthouse apartment is on the market at £6M. The price includes a newly refurbished one-bedroom flat on the second floor of the building which could be used as a staff apartment, home office, guest suite or rental investment. The penthouse is for sale through Russell Simpson’s London SW3 office with 144 years remaining on the lease. Ground rent is set at £600 and services charges are £14,500 per annum for the penthouse and the flat combined.


The improvements to the entrance hall, common parts and upgraded lift have improved values throughout the building. George Dorley- Brown of Chapletons ‘a local estate agent’ has put the value uplift at 5%, with flats at the top of the building benefiting the most.


The long terms benefits for the residents also encompass reduced energy bills and services charge costs generated from more energy efficient equipment installed as part of the works.
