A Place in the Sun Live took place over the weekend of the 30th March – 1st April 2012 and we were overjoyed to welcome thousands of you to London’s Earls Court.
As well as getting advice and inspiration from our exhibitors, there was a huge amount of interest in our dedicated seminar areas with standing room only for talks on buying in Spain, the short-sale process in Florida and the French experts’ various panels.
And no doubt the highlight for many was meeting and hearing from our celebrities, who signed magazines, shared their top tips and took part in talks and interviews across the weekend. Fresh from her appearance on Harry Hill’s TV Burp, Amanda Lamb shared her house-hunting stories, while visitors also enjoyed getting expert advice from Jonnie Irwin, and Jasmine Harman found time between fi lming to zip over to the UK to present on the main stage, hot-footing it to the airport on Sunday afternoon to start fi lming with her latest Spanish house hunters on A Place in the Sun: Home or Away?
THE SIX BIGGEST MISTAKES BUYERS MAKE WHEN PROPERTY HUNTING IN FLORIDA
Not having fi nance arranged before making an offer – If you’re making an offer, a realtor will want to see a letter from your bank that says funds are in place BEFORE they accept. Make sure you get this before you start house-hunting or your offer may be rejected.
Trying to get a U.S based loan – This is a lot harder than getting a loan in the UK so if you are going to do this make sure you realise that the process can be lengthy and complicated and factor this in to your plans. Or stick with a UK mortgage provider.
Thinking with your heart and not your purse – Properties on huge complexes with sprawling gardens and communal pools look great but come at a price. Make sure you have budgeted for the monthly service charges which can be a lot more than you think.

Not meeting the property manager before you buy (if you’re renting) – Make sure you interview the person who will be managing your property while you’re not there. Before you invest any money talk to them about the type of properties that rent well on the complex. There’s no point buying a studio if the demand is for fi ve bedroom family homes.

Failing to get proper advice – Don’t expect your realtor to know everything about emigration, tax, legals etc... If you’re moving over make sure you get proper independent advice on all aspects of your emigration. This is particularly important when it comes to visas which can be a potential minefi eld. Make sure you get the right one for your needs.
Thinking that bank owned = the best deal – Short sales can be great, but they are complicated, involving a minimum of three parties and potentially taking months or falling apart completely. Know what you’re getting into and don’t miss out on other properties which can provide equally good deals.
