GIMME GIMME A SWEDE HOME IN SWITZERLAND
ABBA fans might be interested to learn that the former Alpine home of Frida Lyngstad (right) is now on the market for CHF3.5m (£2.4m). Located in the Fribourg canton of Switzerland,
the three-bedroom farmhouse enjoys a tranquil location away from prying eyes (although it wss Frida’s blonde bandmate Agnetha who was the famous recluse). Frida (also known as Anni-Frid), lived in the house between 1990 and 2002, at which point
she moved to the chic resort of Zermatt in the Valais canton, where she still remains, and is listed as one of “Switzerland’s Richest 300”. The house is in excellent order, with the

BALEARICS RAISE PROPERTY TAXES FROM 1ST MAY
The Balearic Islands market seems to be in much better shape than the Spanish mainland, with the upper end of the market already moving into positive growth. However buyers of resale properties at the
mid- to high-end are going to be hit by an increase in purchase tax, from 1st May. Although the tax on new-build properties remains at 4 per cent, the formerly fl at rate of 7 per cent on resale transactions will rise on properties above €300,000 (£247k). So, below €300,000 the rate remains at 7 per cent, but then the rate steps up as follows: from €300,000-€500,000 the tax is 8 per cent; from

€500,000-700,000 the rate will be 9 per cent; and then over €700,000, the tax is at a sizable 10 per cent. Thus on a €1m (£823k) property, the total tax will be €85,000 (£70k), when you add up the different rates for each price band. So how will this affect the market? “Of course there will be an adverse affect on properties over €700k but higher value properties are not so price sensitive, and this will stimulate the lower end of the market and the demand for new-builds,” says Michael Cunnington of Palma based MJC Associates/ Savills (
www.mjcassociates.net). “People will soon adjust!” he adds.

The series is based on the theory of the ‘Wisdom of the Crowds’. Most of us assume that the key to solving problems, or making good decisions, is fi nding that one person who will have the answer.
