rated into the design of the property was key. “We have solar panels on the roof, which give us all the hot water we need in summer, and an air exchange system that gives us cool air in the summer and warm in the winter,” says David. “The cold, fresh air coming in is heated before it’s pumped around the house. It is brilliant, I’d never have a house again without it.” In the guest basement there are three double bedrooms with en-suite bathrooms and a large recreation room that can be used as a fourth bedroom. Behind that is a ‘plant’ room, housing all the technology and a clever Beam vacuum system, where waste from vacuuming the house is directed straight to a disposal unit. It also houses the heat pump for the air exchange sys- tem and acts as a drying room for diving gear. On the ground floor above are David and

Key to the whole design is the linking corridor, providing an insulating buffer between the noisy main road outside and the outside terrace. “We had no choice but to build so close to


the road because of the cliff behind,” says David. “The link corridor was a clever idea of the architect’s and is so logical. It provides stor- age and we get no noise at all from the road.” Outside is a huge sun terrace. “We have had


about 100 people on it and it hasn’t seemed crowded,” says David. “Because there are walls

on three sides it is really private and you don’t hear the road that is only four metres away.” From there, David, Freda and their guests
