Yields good in 2009 says LSL
Landlords enjoyed a 7.6 per cent annual return on their investments by the end of
December 2009 according to the latest Buy-to-Let Index from LSL Property Services. The value of their properties
rose 3 per cent in the year while rental income after voids added a further 4.6 per cent. This means a typical landlord made a return of £12,740, a combination of modest capital gains of £4,831 on each property and £7,909 in rental
COMMUNITY
Leaders be LOUD!
Leaders supported the charity Beating Bowel Cancer’s BE LOUD BE CLEAR campaign to raise awareness and funds to support the charity’s work. Staff in most of Leaders’ 42 branches took part in the event by wearing their loudest and most outrageous clothes to work, raising £700 for the charity. Bowel cancer is the UK’s second biggest cancer killer, claiming 50 lives a day. Through fun and noise, the BE LOUD BE CLEAR week encourages people to break down the embarrassment of talking about bowels, helping people to stay CLEAR of bowel cancer.
INVENTORIES
24-hour inventory service
Panacea Inventory, a new business started with redundancy cash, says
business is booming. It has delivered 1,000 reports for clients since it launched in April 2009. Their USP is a 24-hour turnaround on reports, published in a secure online client area working like a virtual filing cabinet. Panacea Inventory’s service
includes an initial inventory of items in a property, as well as the condition of fixtures and fittings. A professional report with photographic evidence
is prepared at each stage. MD Clint Canning believes
they are the only company in London, if not the UK, offering a 24-hour service. “Many said it couldn’t be done, but we’re doing it routinely. The clients’ response is phenomenal. The inventory sector has the potential to be transformed into a dynamic profession. Traditionally, there’s been a ‘cardigan’ mentality to presentation, but we carry out our visits in branded Smart cars and corporate suits. The feedback we are receiving is that we are leading the way in terms of innovation and professional approach.”
income. By contrast, in 2008, a typical landlord would have lost 8.8 per cent even after allowing for rental income; losing £23,000 in capital as the value fell, and earning £7,900 in rent for the full year, leading to a total loss of £15,100. David Brown, commercial
director of LSL said, “Despite the worst recession in living memory, and house prices continuing to fall for the first few months of 2009, investment returns in buy-to-let were very respectable as the average landlord recouped most of the losses of 2008.”
Leaders’ MD, Paul Weller said;
“Our branches had great fun taking part in BE LOUD BE CLEAR, but of course there is a serious message behind it all. Cancer touches all our lives and Leaders is no exception and we are pleased to help Beating Bowel Cancer”.
