Meanwhile in town¼

Although the Bordeaux countryside has long had a potent lure for family and sec- ond-home buyers, what' s new is the growing appeal of property in town. ` Over the past 10 years, there has been a considerable infrastructure investment coming from developers of residences as well as com- merce,' Mr Baynes reports. is taking place right in the centre of town in the city' s 18th-century architectural area, one of Europe' s largest. Mr Cook reports that the city ` has attracted

a new, younger, international crowd, which is still working and has moved here from the UK, the Far East and America.' His col- league Dean Moody will be following the trend to live in town when French Classic Homes expands in the Gironde with a new Bordeaux office. ` It' s become a very sought- after city. A lot of Parisians are moving here,' Mr Moody explains. He defines the city' s ` Golden Triangle' as around the Grand Théâtre where most of the streets are ped- estrian. It goes up the Cours de l' Intendance to the Place Gambetta, then to the Place

Tourny and back to the river. The inner-city trend, says Kirsten Pollard

of Home Hunts, is taking classical houses and giving the interiors a modern make- over, while keeping original features such as fireplaces. Two examples on her books: a three-floor 450sq m town house with ultra-contemporary loft-style decor and a patio, terrace and wine cellar from a young company called Ateliers, Lofts & Associés is priced at €1.850 million, and the com- pany' s remake of the former American embassy, a two-floor 370sq m town house in the Le Bouscat district, where each floor is done in a different style, is surrounded

by a 1,200sq m park with pool and costs €1.579 million.
