MAKING THE OUTSIDE WORK C


Housing developers are increasingly having to pay as much attention to the outside as they to the inside of their projects.


orrect specification of hard landscaping products is essential to the success of modern housing developments, where external spaces must deliver both long-term performance and strong visual appeal.


From driveways, patios and pathways serving individual properties to roads, parking areas and commercial spaces that support the wider development, hard landscaping must meet a broad range of demands. Poor specification can lead to premature surface deterioration, increased maintenance costs and reduced user satisfaction. Conversely, well-designed hard landscaping can enhance safety, improve accessibility, support sustainable drainage objectives and contribute significantly to the overall character of a development.


Jamie Gledhill, engineering technical manager at Brett Landscaping and Building Products argues that successful developments require a broad approach. “Public realm areas, shared spaces, estate roads, parking courts, retail zones and leisure facilities all depend on carefully specified paving solutions capable of withstanding varying levels of traffic and usage over many years,” he says.


“For example, surfacing that works well on domestic paths, patios and driveways is likely to be wholly unsuitable for a shared access road or an area frequently used by delivery vehicles. As a result, developers and landscape professionals must consider not only aesthetics but also loading requirements, durability, maintenance implications and long-term performance.”


The growing adoption of electric vehicles presents a new challenge. Unlike traditional vehicles, electric cars operate almost silently at low speeds, making them less noticeable to pedestrians, particularly in shared surface environments where clear distinctions between roads and pedestrian areas may be deliberately minimised.


In these situations, block paving can provide a subtle but valuable benefit. Its textured nature generates an audible rumble as vehicles travel over the surface, acoustic feedback that can help alert pedestrians to approaching vehicles.


Gledhill says that research shows that textured paving surfaces can contribute to

lower vehicle speeds compared with smoother alternatives. “While a reduction of only a few miles per hour may seem insignificant, even small decreases in vehicle speed can have meaningful safety benefits in areas where pedestrians, cyclists and vehicles share space,” he says. “For developers striving to create pedestrian-friendly neighbourhoods, the specification of block paving for estate roads and shared surfaces can therefore support both placemaking and safety objectives.”


Structure still counts


One of the most common mistakes in hard landscaping design is focusing solely on appearance while underestimating the importance of structural performance. Gledhill points out that modern housing developments increasingly incorporate mixed-use elements such as local convenience stores, cafés, leisure facilities and neighbourhood retail units. Such amenities attract delivery vehicles, service vans and refuse collection trucks that place much higher dynamic loads and rotational forces on pavement surfaces than domestic cars. “In these locations, selecting the correct paving product is only part of the solution. The laying pattern itself is equally important. Patterns such as 90-degree herringbone have long been recognised for their ability to distribute loads effectively and resist movement caused by vehicle braking, acceleration and turning. In contrast, some decorative laying patterns may be more vulnerable to displacement when subjected to repeated dynamic loading,” he says. By matching paving specifications and laying patterns to anticipated traffic conditions, developers can significantly improve durability and reduce future maintenance requirements.


Built-In demarcation


Hard landscaping can also be used to improve navigation and organisation throughout a development. Rather than relying on painted markings that fade over time and require regular maintenance, contrasting paving colours and textures can be incorporated directly into the surface design. This approach allows parking bays, pedestrian routes, disabled spaces, electric vehicle charging areas and service zones to be clearly identified without the need for ongoing repainting. The

result is a cleaner, more integrated appearance that maintains its effectiveness throughout the lifespan of the development.


Ultimately, successful hard landscaping is about much more than selecting attractive paving products. Developers must balance aesthetics, durability, safety, accessibility, drainage performance and long-term maintenance considerations across a wide variety of applications. What works for a private driveway may not be suitable for an estate road, retail area or shared public space. By considering traffic loading, laying patterns, vehicle movements, drainage requirements and placemaking objectives from the outset, project teams can create environments that remain functional, attractive and resilient for decades.


As housing developments become increasingly complex and multifunctional, the role of correctly specified hard landscaping has never been more important. When approached strategically, hard landscaping delivers far more than surface finishes. It provides the foundation for safer, stronger and more sustainable communities. BMJ
