Malcolm Anson, President of the BCIA believes that smart buildings play a significant role in improving wellbeing. He explains how smart commercial buildings assist with improving the health and overall wellbeing of occupants in the workplace, which in turn, boosts their productivity.


Alongside an ongoing evolution of smart buildings, we are seeing a shift in focus, or maybe a balance emerging between energy efficiency and the needs of occupants. Developers, building owners and engineers, are increasingly looking to incorporate new technologies to improve the overall health and wellbeing of a building’s occupants. But some may ask why is wellbeing so important? Wellbeing in the built environment as I see it, is the performance of an indoor space which maintains and often improves the occupants’ emotional, mental and physical health. Wellbeing also helps an individual to thrive and happily perform to their maximum ability.


It is widely acknowledged that as a nation, we spend on average around 90% of our lifetime indoors. This statistic alone highlights the need to take into account occupant requirements and wellbeing, alongside the environmental performance of a building. A happy, healthy workforce will drive innovation and performance forward, thus increasing overall productivity.


Thought‐provoking


So how do smart buildings assist with improving the wellbeing of occupants? Have you ever considered how healthy and productive your indoor working environment is? There are many unanswered and thought-provoking questions relating to wellbeing but the use of smart controls may start to offer the right answers.


There are countless smart controls and demand based solutions available today. One example is sensors, which analyse external weather conditions and measures such things as room temperature and air quality. These sensors when linked to a building energy management system (BEMS), enable tasks to be automated to ensure a comfortable environment.


As I’ve previously discussed, there is no one size fits all solution in the world of building controls. This also applies to the occupants of a building. Areas within a building are often used in different ways, meaning the comfort experience may differ. For example, meeting rooms are likely to require a different climate control to office spaces or public spaces.

Therefore, it makes business sense to provide individual controls which allow occupants to dictate their personal preferences of a designated area. Installing the relevant smart sensors will ensure an environment that is suited to individual needs which in turn increases wellbeing and productivity.
