WATER TREATMENT, DRAINAGE & PIPED SERVICES

unreliable. Even a probe placed directly in water can mislead if it only takes a single reading from a single point, because the temperature stratification within large tanks means conditions at the top and bottom of a vessel can differ significantly.

These factors make it important to use the right kind of probe for measurement. For example, a penetration probe designed to be dipped directly into running water is the right choice at an outlet or within a storage tank, while a surface probe, designed to sit against pipework, is better suited to checking flow and return temperatures on a calorifier. However, even the most advanced tools become unreliable if no one calibrates and maintains them properly, so regular calibration, ideally to a UKAS-certified standard, needs to be a routine part of any monitoring regime.

Supporting your people

Systems and sensors only deliver their full value when the people using them understand what the data means and how to act on it, meaning training is just as important as the technology itself. Even the most capable monitoring setup depends on someone knowing what a deviation looks like and the steps needed to fix it. Many facilities teams already use a Building Management System to manage heating and ventilation. Extending that same infrastructure to water temperature monitoring brings automated alerts and instant access to historical data, supporting more targeted and informed checks on the ground.

When this is done well, the benefits of monitoring extend beyond compliance. Properly monitored systems run with less thermal stress and fewer unnecessary fluctuations, cutting energy consumption and operational costs, and the data behind them puts facilities teams in a stronger position to demonstrate measurable ESG and Net Zero progress to stakeholders.

When done poorly, the risks go beyond occupant safety. Poor management practices and misleading record-keeping can result in financial penalties and enforcement notices, which can lead to lasting reputational damage and, in some extreme cases, criminal prosecution. Ultimately, consistency is key. Better Legionella control comes from applying well-established guidance with precise temperature control, regular and properly calibrated checks, data that is logged rather than left to memory, and people trained to interpret what they see. Water access should never be a life-or-death situation. With these measures in place and in facilities teams’ arsenal, they remain compliant and keep occupants well protected against outbreaks.
