Technology has irrevocably changed the homebuying process, making it far more streamlined and allowing buyers to wade through large swathes of information with relative ease. Online property search portals provide an excellent point for purchasers to start looking for a property, but there are certain elements within the buying and selling process where a real estate professional’s expertise goes beyond what can be found online.


PROPERTY PRICES While it is possible to get a general idea of the property prices in an area, from a seller’s perspective, setting an appropriate price for a property requires in-depth, working knowledge of the area and current market conditions. Historical market figures can also provide valuable information as to what is realistic and achievable. An agent will consider several factors when setting an asking price, including local and national market trends, suburb demand, neighbourhood development activity and the latest buyer preferences, to name a few. Although there will be an average price per square metre in a certain area, every home is unique and needs to be priced accordingly.


From the buyer’s perspective, understanding the market is equally as important and picking an agent’s brain can provide invaluable market insight. Agents can assist with accurate comparison shopping. A homebuyer can compare certain property elements online, but the agent will have deeper insight and be able to provide guidance. A consultation with a real estate agent can be an invaluable tool, as they will be able to point out elements and make suggestions about things a buyer may have otherwise missed. A professional, objective opinion can help the buyer make the right investment decision for the market and for them.


OFFLINE MARKETING Online marketing is a valuable tool in the property selling – and searching – toolbox, but there is still a place for more traditional marketing methods. A reputable, professional real estate agent will have a network of contacts, experience and market knowledge to ensure a property is exposed to the right target market.


NEGOTIATION


Beyond finding a buyer for a seller and finding the right property to suit a buyer, estate agents are skilled, experienced negotiators when it comes to reaching a fair price for a property that is being bought or sold. While a website will provide an estimate of the value of a property, these online estimates vary wildly in both range and confidence. A good agent can give a more objective evaluation. An experienced agent will be able to provide both buyer and seller with a wealth of knowledge and a more personal touch.


BEYOND THE SEARCH Finding the right home is only one step in the purchasing process.


An agent will be able to guide a buyer through the process of applying for a mortgage, dealing with conveyancing attorneys, finding a home inspector or providing advice on what to do should the inspector find any issues with the property. Likewise they will guide the seller on the asking price, any potential value enhancements or detractors, and direct marketing efforts to ensure a successful sale.
