All of this bodes well for Advanced Self Storage, as many of these apartment and condo dwellers will require storage space for their mountain bikes, skis, kayaks, golf clubs, and other recreational gear. Even more advantageous to the company is the fact that Squamish has prohibited new self-storage development within its city limits. Per Junega, Advanced Self Storage was the last self-
storage facility built in Squamish, and there will be no future competition. Fortunately, the Advanced Self Storage site includes an adjacent plot of that that was pre-approved for expansion prior to the acquisition.
A Budding Business To accommodate the growing population, the approximately 76,000-square-foot, two-story, climate-controlled facility, which has more than 800 units, including drive-up units, has begun construction on its second phase. Slated to be completed in April 2023, the Phase II building will double Advanced Self Storage’s square footage through 600-plus climate-controlled units of larger sizes to meet demand. These new units will include climate-controlled drive-up storage spaces.
Juneja says the new building will match the current building in both appearance and amenities. Like the established structure, the new building will be two stories— the maximum building height permitted in Squamish—and feature three commercial offices with complementary storage units, which Juneja says is a “golden combo” for renters, especially those operating start-up businesses. “It’s a great option for start-ups,” he says, adding that the offices have annual leases and are more affordable than commercial real estate options, making Advanced Self Storage the “go-to” company for commercial space. Catering to commercial customers has been a priority for Advanced Self Storage. Its Squamish location offers many invaluable services that can help budding businesses bloom.

The highly visible facility is the ideal combination of contemporary and country due to its look and location. “It’s our pride and joy for sure,” he says, adding that it’s his favorite among the eight-property portfolio. Outfitted with a rustic wooden pergola, large vertical windows that jut above the roof line, and warm, earthy tones, Advanced Self Storage’s façade blends well with the Squamish landscape. Behind the security gate, a spacious parking lot and bicycle rack provide ample parking for its customers. Inside, the sleek office is adorned with wooden floors and modern suspended ceiling panels with recessed light fixtures. Natural light filters through eight large windows onto the front desk. The retail area features a bright, white slat wall that is both well lit and well stocked. Within the facility, polished floors and white hallway systems frame the orange roll-up doors of the interior units, whereas drive-up units feature green roll-up doors and burnt orange panels above the doors that look like wooden beams. While the site’s commercial tenants tend to prefer renting first-floor units with drive-up access, its residential tenants are satisfied renting second-floor units at lower rates. Regardless of location, covered loading bays, over- sized freight elevators, heavy-duty moving carts, and extra-wide corridors enable customers to easily transport their belongings from their vehicles to their units. For an additional layer of security, the elevators have coded access. Throughout the climate-controlled building’s hallways, motion sensors activate the lighting and music. “It feels safe,” says Juneja, who notes that this is especially important during non-daylight hours. “It is bright and monitored 24/7.” Advanced Self Storage in Squamish is open daily from 6 a.m. to 10 p.m. Speaking of security, all of Advanced Self Storage’s units have individual door alarms. The site’s also protected through 24-hour digital video recording as well as a moni- tored access system.
