With many food halls reaching completion or having just opened to the public, there is limited transactional information and comparables available. Retail investments price with an exact formula or analysis. It will be interesting to see how this segment transacts in an industry fixed on how an opportunity looks on paper. Their revenue is largely based on percentage rent are comprised of unestablished tenants on short-term leases. Food halls are disrupting the formula and are presenting another way to calculate value.

The Garage is a ±30,000 SF food hall and is a portion of the 12-acre former Coca Cola Bottling Plant that is undergoing a massive redevelopment. This world-famous food hall is located in the NYC Meat Packing district in the repurposed National Biscuit Company’s factory and was a pioneer in the New York food hall scene.
