Welcome to the second edition of The Retail Investor, JLL’s semiannual production dedicated to providing insights, research, and commentary to help our clients navigate the current retail investment landscape. We are currently experiencing continued disruptive and transformational changes to the retail business. Although we continue to see high profile bankruptcies and store closings, we are also seeing retailer expansion, particularly as online retailers roll out physical stores, and well capitalized retailers with a plan take advantage of market dislocation.
Amidst the chaos, food continues to be a driving force of retail. We are seeing significant re- invention and new store development in the grocery sector, as well as food and beverage as a new and important anchor category for retail assets. Grocery stores are often the primary driver of traffic in retail centers and perpetuate shopper visits. Retail investors remain drawn to the safety and security currently associated with food anchored properties. While grocery is considered to be largely resistant to the threat of e-commerce, the lines are blurry and grocers are perfecting online ordering, pick-up and delivery in order to keep up with the digital world.
Times of great change generally coincide with great opportunity. The rapid change in retail, consumer behavior and demand, and the evolving merchandise mix, size, location, and configuration of retail property presents those with vision and conviction with the opportunity to redefine the norm.
