Farm buildings In this agricultural region, you’ll fi nd plenty of farms and smallholdings with a solidly built house, outbuildings and up to 5,000m2


of land for agriculture,


orchards, pasture and market gardening, which will cost €125,000-€250,000. Occasionally, rather than working farmhouses, you’ll see grander period properties, which fetch €450,000–€1.2m.


Rural renovation There’s no shortage of renovation projects in this area – particularly if you’re happy to live in the deepest countryside. With a budget of just €20,000, you can secure a stone barn for conversion or a two-storey house in a rural hamlet that has been leſt empty for a few years and is in need of some TLC.


Périgourdine When househunting here, you’ll see various properties described as ‘Périgourdine’. These stone-built houses have at least two fl oors, oriented south or southeast and steeply angled roofs featuring gables and other interesting architectural shapes. Around €300,000 could buy a Périgourdine but you’ll have to be quick as they’re very popular!


Chartreuse The architectural style of these manor houses is particular to the southwest and they traditionally date from between 1650 and 1850. They are oſt en elongated in appearance and usually only built on one level. The rooms span the depth of the house with windows to both front and back. They come at a premium, usually fetching €600,000 plus.


Châteaux and manoirs This region’s rich architectural heritage includes historical properties that are utterly French. You can buy your own fairytale castle complete with turrets for €750,000 here, and for around €1.25m you’ll have a choice of elegant manors complete with pool, sweeping lawn, caretaker’s cottage and original features – some already operating as businesses.


MOST BEAUTIFUL VILLAGES Dordogne has no fewer than 10 offi cially listed Plus Beaux Villages: Limeuil, St-Léon-sur-Vézère, St-Jean-de-Côle, St-Amand- de-Coly, Belvès, Beynac-et-Cazenac, Castelnaud-la-Chapelle, La Roque-Gageac, Monpazier and Domme, as well as many unlisted but arguably equally pretty villages. Here you’ll fi nd vibrant markets, popular restaurants and some of the picturesque architecture that has made the Dordogne so well-loved, all set in the midst of breathtaking scenery.


Business investment As this is a tourist destination, you might prefer to invest in a business that’s already up and running, such as the nine-bedroom hotel-restaurant in a charming village 40 minutes north of Sarlat currently for sale at €185,000, or the 20-bedroom hotel for €499,000 that comes complete with swimming pool, sauna and hot tub.
