TRANSPORT Transport connections to this part of France are fantastic, as it’s a popular holiday spot and a regular route for those travelling into Spain. There are five airports


offering UK flights close by (Carcassonne, Nîmes, Perpignan, Montpellier, Béziers and Toulouse). Montpellier is a four-hour


train ride from Paris, a trip that would take nearly eight hours by car, while a flight takes just 1hr20. Road links, including tolls,


are well maintained but don’t be fooled by the distances: in the summer season, allow plenty of extra time to get to your destination. ■

insights about property in Languedoc-Roussillon. “If you’re househunting here, the golden triangle is the zone between Pézenas, Béziers and St-Chinian, as it offers easy access to the sea, the airports and train stations, villages that trade year round, and an attractive microclimate. “French buyers tend to


ask for more contemporary properties, while foreign buyers prefer older houses with a small outside space, probably because this is easy


to maintain if you’re using it as a holiday home. “If you have a limited


budget, a good-value purchase would be a village house with decking or patio for around €150,000. In the next bracket, I’d recommend a more recent property with pool and views, which will cost €350,000–€400,000. “If you’re looking for an


investment, you can find older properties with land for around €250,000 that you can add value to. It’s good to be prepared, as there are more cash-buyers since 2020, so do your research and be ready to act when the right place comes on the market.”
