Power strategy is now a value strategy

Power is now a value question for owners, investors and occupiers. TI offers a costed, returns-modelled solution based on a building’s needs

Power grids in the UK and EU are on the verge of collapse — and it’s destroying real estate value. Owners queuing for upgrades or new connections face multi-year waits to secure the power their buildings need. Grid reinforcement costs land in the hundreds of thousands per building. Meanwhile, the buildings themselves demand more: electric heat pumps, EV chargers and new cooling systems to cope with recent heatwaves — the ageing distribution network wasn’t built for this. All this driven by a regulatory bar that keeps rising: most commercial buildings must achieve an EPC rating of B from 2031, and research by CBRE suggests 71% of lenders won’t lend against assets that fall short on sustainability. Tat pressure is pan-European too: France’s Décret Tertiaire mandates building energy cuts of up to 40% by 2030.

TI has curated a team to solve this

multifaceted problem. Its founders hail from leading financial advisory and engineering consulting firms, combining commercial modelling with technical rigour. Te result is a firm that not only advises but delivers that

advice, staying accountable

for it — financially and technically. Right across the energy challenge of brown-to-green power projects: solar, storage, heat, EV, power strategy and electrical infrastructure testing. TI’s method is simple. First, verify

existing capacity to clarify what a building’s grid connection and state of existing infrastructure can deliver, intrusively measured, not just a visual

inspection. Second, model

future power demand relating to heating, cooling, electric vehicle charging and asset usage profiles. Tird, reconcile grid supply, rooftop solar and battery storage options, ranking each on capital efficiency: return per pound invested. Te key enabler for this workflow is TI’s turnkey delivery service,

proprietary energy management system and hardware interventions, orchestrating every on-site technology live within a building’s existing grid constraints, trimming the peak loads of existing plant to create headroom in the power stack for future demand. In many cases, an expensive grid upgrade can be avoided altogether; a recent commercial client saved over £150,000 in grid upgrade costs. Te same thinking turns stranded, assets

inefficient into green,

compliant buildings — a clear value strategy in a challenging market. Swapping ageing gas boilers for high- temperature heat pumps that reuse existing radiators and pipework, supported by solar and batteries, cuts operating costs, strengthens tenant demand and launches a building into EPC B, with the improved cash flows priced at exit rather than given away to the next owner. Reconciling future power demand

with current capacity follows the path of

least resistance. TI cuts wasteful

spending on unnecessary plant. Most electrical switchgear is condemned on age alone, by surveys that never open the panel. TI’s intrusive electrical lifecycle testing measures actual condition and operational performance, in some cases deferring seven-figure replacement programmes while

verifying the

headroom needed for electrification. For London’s owners, investors and

occupiers — from offices and logistics to schools, care homes and student accommodation — the message is clear: power is now a value question, and it deserves a costed, returns- modelled answer. TI provides exactly that, for UK and European portfolios alike, beginning with a conversation and a survey of what a building can really do.
