At Clive Emson Auctioneers each lot is inspected by one of our fully trained regional team, I believe that by establishing a physical knowledge of each lot we are better equipped to provide the best advice, not only for our clients but for prospective buyers giving them the information needed to navigate the buying process.
At this point, as we start our marketing campaign with the publication of 20,000 colour catalogues and online listings on our own website and various property portals.
Buying and Selling at Auction
While the process of buying and selling at auction is a relatively simple one, the in-house processes can be far more complicated. Since opening our doors 30 years ago, we have not deviated from our main goal of providing a specialist yet accessible land and property auction facility to everyone from private buyers and investors to developers, corporate bodies and statutory authorities.

“Running a successful business is about balance, this balance can be found in everything from weighing buyer and seller expectations to employing measures to ensure a happy and professional team, however the challenge is maintaining this equilibrium when adding in additional factors that are out of our control.
It is easy to forget that the knowledge of auctions you hold is not always shared by the people you are speaking to, the term common auction conditions, reserve price or even tenure will not always be understood and may need qualification. It is easy to embarrass or alienate someone who might just be the buyer if given the chance. Through regular training we empower all staff to share their knowledge rather than preach to the converted. By slowing down and listening to an individual’s needs you are able to build a healthy working relationship that is both beneficial to you and your client.
Viewings are also an important aspect of our marketing campaign and essential for any prospective buyer. While we cannot always give access to every property due to tenant restrictions or property condition, 99% of everything in the catalogue will have a block viewing conducted by one of our trained assistants or joint auctioneers.

Every transaction starts with an instruction, by employing a full range of staff from across the South of England we are able provide professional advice from people who have an intrinsic knowledge of each region and each market we cover.
Another aspect of our industry that seems to be becoming more common is desktop appraisals, while we have all conducted them in the past I find it hard to believe that you can consistently give the right advice about a lot without having hands on experience of it.
The Legal Pack, which contains contractual information and other key facts about the lot, is available to download free from our website. The legal pack is provided by the seller’s solicitor/ conveyancer and contains important information including the contract, we strongly advise you to take independent legal advice on the legal pack prior to bidding. Each pack is double checked by both our in-house legal department and the negotiator dealing with the lot. This helps us find out key information about each lot and helps us confirm that the information is correct.
