Sustainable building design


Speller Metcalfe, and early engagement and co-ordination with specialists, meant that ONE was able to fully comply with adopting a BIM Level 2 approach in the design process, running clash detection software, and ensuring design collaboration between all disciplines. ONE is a multidisciplinary design company and so the civil and structural engineers and mechanical and electrical engineers were all within one design studio and thus could easily liaise at all times. ONE’s engineers also regularly collaborated with the team at Solihull Metropolitan Borough Council. This included regular meetings and design co-ordination workshops to resolve issues and develop strategies throughout the design stage using 3D modelling software and ONE’s interactive SmartScreen to mark up and record comments/observations as the designs developed.


Challenges included the fact that access to the site was shared with local businesses. This prompted discussions between those businesses and the contractor to arrange for vehicle movement, which included manoeuvring a large borehole drilling rig capable of depths in excess of 100m through the rear of the site. This would not have been possible without open communication and careful logistical planning.


Conclusion


This new build, award-winning care home has replaced an existing facility in the borough and is providing the highest level of care to residents to allow them to live as independently as possible. The home consists of sixty apartments, a bistro/café, central seating area, multi-purpose room, laundry, and administration offices. All sustainable opportunities were explored, with the needs of the end users being paramount.


The outcomes of this project were:


n A highly efficient building with an EPC rating of 17A; a reduction of 48.6 tonnes CO2/annum with payback periods of seven years, which will help the public purse and protect front line services.


n An award-winning building that will be an exemplar for further development for the council and a project template which can be replicated in the healthcare sector.


ONE takes its responsibilities seriously and is committed to doing more. The company is proud to have been shortlisted in many sustainability awards and the project won the 2019 Healthcare Estates Sustainable Achievement Award, the Sustainability Award at Insider’s West Midlands 2020 Property awards, and the sustainability category at the Constructing Excellence 2020 West Midlands awards, and went forward to the national finals. n


Tanya Jenkins


Tanya Jenkins is an associate engineer at ONE. A chartered civil engineer specialising in building structures, Tanya has 20 years’ experience in healthcare, commercial, education, residential, defence, and public sectors on UK and international projects, including the first ever purpose-built extra care facility in the Falkland Islands. Tanya has extensive experience in the design of concrete, steel, masonry, and timber. She is proficient in the use of structural design packages including finite element software and has experience in industry-standard sustainability assessment methods such as BREEAM.


Tony Marinou


Tony Marinou is a project architect with 20 years’ experience in project design and delivery on prominent projects across various sectors including residential, care, educational, leisure, and sports. He possesses experience of design and build procurement in both the private and public sectors. His role comprises of leading on diverse projects, managing in-house multi-disciplinary teams, and collaborating with external consultants. Further, his duties entail liaising with internal and external stakeholders, including planners, building control, and main contractors. Tony is an advocate of change as a driver for innovation, creativity, and efficiency, and of continued learning in promoting growth and improved cross- discipline collaboration.


Marcus Spencer


Marcus Spencer is the technical director for building services at ONE Creative environments, a multidisciplinary design consultancy with a Worcester HQ and offices in London and Birmingham. He leads the mechanical and electrical engineering team that works nationally and internationally, providing MEP solutions to care home operators, developers, and the public and private sectors while working alongside external design teams and ONE’s internal architects, landscape architects, and engineers. The team specifies, consults, and provides expertise in the care sector and the wider industry, including assisted living, dementia care, and care villages. Marcus’ experience of 25+ years from apprentice to chartered engineer includes providing MEP services to all aspects of the healthcare estate.
