An asset management learning journey – the ‘People Factor’


The IHEEM Conference in October 2021 provided the opportunity to highlight the work of the Healthcare Asset Management Development Group. June Lancaster, managing director at Asset Wisdom, presented, with a focus on ‘learning and the people factor’ as enablers to success. Here, she considers the links between the Group’s different objectives, and the need for the membership and wider healthcare community to engage in the project.


A conversation with Pete Sellars, IHEEM’s CEO, about the potential for Asset Wisdom to become a knowledge partner with the Institute led to a discussion about the need for a greater understanding of Asset Management within the NHS, and the benefits it could bring. Previous conversations with Greg Markham, Estates and Assets Director at Serco Health, and an IHEEM Past-President, had also highlighted the need to develop both a greater understanding of the subject within the sector, and the supporting framework and language to support the membership to start the local conversation. Asset Wisdom brought to the table people with extensive experience of successfully introducing Asset Management in different sectors.


Next step to support the NHS On the first day of the Healthcare Estates 2021 ‘hybrid’ conference, Keith Hamer, MD, Gloucestershire Managed Services, presented on the work of the Healthcare Asset Management Development Group, chaired by Greg Markham, and explored the next steps the Group is taking to support the NHS. These include adopting a standardised approach to the management of the NHS estate, and the development of a ‘common language’ to aid communication. The development of the Asset Management Framework for the NHS is the beginning of a process of change which, to be successful, demands that the ‘People Factor’ plays a significant role. sectors, it is paramount that to bring about change in the management of the NHS asset base, the Asset Management framework needs to be supported by a programme of learning. This needs to be scalable, responsive to local needs, and delivered to meet the demanding time constraints of the NHS. Asset management has a key role as an enabler for the NHS estate to improve healthcare, and to achieve carbon reduction targets by 2030.


Competency frameworks’ contribution


There is a recognition within the IHEEM/ HEFMA competency framework of the importance of Asset Management competencies within the profession. The development and implementation of

competency frameworks frequently focus on their contribution to HR policies and practice, and structured training and development activity. These are valid, but it could be argued that the frameworks need to be placed within the broader context of organisational change; this is certainly the case when embarking on the asset management journey. Ensuring that the right skills, knowledge, and confidence are in place will be key. IHEEM, which is on its own Asset Management Learning Journey, is working with Asset Wisdom to develop comprehensive learning solutions to support the implementation of Asset Management, not only to bring organisational success, but also individual success for those wishing to embark on a new career path.
