FIRE & ELECTRICAL SAFETY
thorough risk assessment and implementation of the recommendations therein, including the installation of the appropriate systems and equipment, and finally, an appropriate maintenance regime for everything that has been installed.
ASSESSING THE RISKS When considering your fire safety needs, a thorough
risk assessment, carried out by an appropriately experienced and qualified individual, is required. This will involve an in-depth review of your premises, to understand precisely how they are used and to identify initial hazards and areas of concern.
A fire risk assessment is a legal requirement for all premises other than ‘single private dwellings’. Fire risk assessment should be reviewed and updated on a regular basis, so as to ensure that the measures in place are appropriate to your current levels of risk. This is particularly important, following construction or fit- out works, or where the use of a building has changed in part, or as a whole.
The person managing this process must have a thorough understanding of the Regulatory Reform (Fire Safety) Order 2005. However, unfortunately, all too often, those managing the process, have insufficient knowledge and experience to determine the full extent of the risks involved, and the level of protection required. Unfortunately, this places them in a potentially dangerous position, which in a worse-case scenario, could result in a mandatory prison sentence.

FINDING A PREVENTATIVE SOLUTION Consequently, it is essential to employ an
appropriately qualified and experienced person to carry out your initial risk assessment, and to back this up by engaging with knowledgeable and suitably accredited companies to design and implement the necessary strategy of works. This will invariably include implementing a combination of passive fire protection measures, such as fire doors, fire partitions and fire stopping, together with active fire protection systems, including; fire alarms, emergency lighting, fire extinguishers, and where appropriate, fire suppression systems.
KEEPING SAFETY FRONT OF MIND Once the appropriate protection measures have
been implemented, it is a legal requirement to ensure that they are correctly maintained, with this being undertaken at the prescribed intervals, and in accordance with the appropriate British standard(s) applicable to that equipment.
Selecting the correct fire safety partner, who is able to manage your entire fire protection strategy, from risk assessment, through installation to maintenance, is key.
