Morris+Company get go-ahead for Shoreditch ‘warehouse workspace’


Morris+Company has secured a resolution to grant planning approval for a new “contemporary warehouse” for client Blue Coast Capital that will provide over 150,000 ft2


of “prime


Grade-A workspace” to London’s Shoreditch. Designed to “evolve with working patterns in the city for years to come,” said the practice, the development also includes 15,000 ft2


of affordable


workspace for “emerging enterprises and the creative industry.” The project contains 2,500 ft2


of retail and “makerspace” and over 11,000 ft2 of


external amenity space. The project is set to start on site in summer 2022 and to complete summer 2024. Situated adjacent to the Tea Building, the former warehouse for Liptons Tea, Morris+Company’s proposal is “a modern interpretation of Shoreditch’s robust warehouse typology,” said the architects. The scheme is made up of a “family” of four volumes, ranging from three to nine storeys, in response to the surrounding context.

incorporated into the proposed building which “stitches back into the wider conservation area.” The primary entrance will be on Bethnal Green Road, and an internal ground-level street will offer a “dynamic and fluid meeting hub that extends the streetscape into the building, fostering an ‘ecosystem’ for chance encounters between tenants and the general public.” The double-height gallery in the entrance will lead to predominantly glazed retail spaces (fashion, furniture, art and design in particular); “encouraging a wide variety of users to occupy and bring life to the space.”


Floors one to eight will house workspaces with generous ceiling heights and lightwells helping to create connectivity across the building. The floor plans will have “high levels of flexibility and adaptability to accommodate business growth,” as well as diverse working models. A series of planted external balconies, or loggias, will create an “open and permeable facade to support tenants’ wellbeing.” On the ninth floor a roof terrace and pavilion will provide a year-round multi-functional


event space for all tenants. Morris+Company’s proposal will cater for more than 1,500 jobs across a mix of tenants, said the firm, in a building targeted for BREEAM Outstanding certification. It will deliver energy efficiency and renewable technologies, alongside a “site-wide net gain in biodiversity.” The project is also targeted to reach a Platinum WELL building standard, for healthy internal environments for its tenants. Facilities such as a cycle entrance and extensive cycle parking also encourage sustainable transport. The scheme is “designed to conserve and enhance the rich architectural history of the four surrounding conservation areas,” said the architects. The materials have been carefully selected in a “sensitive palette of reddish pink brickwork and cream reconstituted stone, empathetic to the existing context.” The project explores further reinterpretations of the local vernacular, including “a vast range of variation in terms of brick bond, mortar joint type, decorative elements and colour banding.”
