Around 4.5 million homes in the UK are leasehold. People generally think leasehold only applies to apartments, but this is not the case. Some developers have cashed in by building new properties but retaining the land they are built on, and created a freehold company where the property owner pays an annual fee, known as a ground rent charge. This is now going to change. You have always been able to extend your lease at a cost


to yourself, with a restriction being on houses that they could only extend once for fifty years maximum, and flats can be extended as many times as they wish - but with a maximum term of ninety years. The changes that have been passed now mean both houses and flats can extend their lease to a new standard of nine hundred and ninety years. If the lease is extended by the owner to nine hundred and ninety years, then ground rent will no longer be payable.


This is great news for any property that is leasehold. Fortunately in the Waveney Valley, we do not have many houses which are leasehold, but we do have lots of flats that are. With the new rules coming into force, this will also help anyone wanting to sell a leasehold property. As at the moment, mortgage companies
