Top agent in Cardiff says Rightmove...


With Bay City Living & sister company Online Agent Cardiff shouting from the rooſtops about having more views on Rightmove than any other agent in the City, it was about time we knocked on their door to find out what they were doing to achieve this number one ranking in their areas.


Firstly, how do Rightmove calculate their figures? Is it as simple as the amount of people clicking to look at property? Short answer yes! Rightmove has 4 categories that only agents in their back office can see : Available Stock, New Instructions, Let Agreed and Property views. In terms of ranking for Property Views, it is the Click through Rate (CTR) calculated in percentage terms when someone browsing Rightmove’s property listings clicks through to that specific listing. Tis makes reaching number 1 special because you don’t have to have the most listings to have the highest CTR you just have the most attractive stock or have created the most attractive listing for your client. Hopefully this allows us to sell or let faster than anyone else! We both ranked no.1 for Property Views and in the same time period Bay City Living ranked in the top 10 across all of the above categories and Online Agent Cardiff were in the top 5 of, 3 of those Categories!


What do you feel you do differently from the other agents?

I think the majority of agents use different portals and different blends of marketing to promote their clients homes. So for us to stand out, I think what we both do better than others is that we feel that our grasp on Social Media and presence is stronger than our competitors. Te Social Media is solely ran by ourselves, and it is the personal touch and care that runs through everything we do not just only in social media but in business that sets us apart. We still use the Earlybird notices but of course we still use the traditional promotion methods such as a To Let or For Sale board or utilising a month long page in the Propertymail. Just take a drive up Caerphilly Road leading to Tornhill Road and that shows the power of boards.


What have your customers told you about your virtual walkthroughs and 3D Tours? Our virtual 3D tours and Full HD Video Walkthroughs are what seems to be keeping our instructions at such a high level which in turn is transferring into rapid rentals and sales being agreed. Bay


City Living just recently let a brand new executive flat in ‘Te Bank’ in Cardiff Bay in 24 hours and the video was described by both the incoming tenants and landlord as exceptional. Now you have hit the number one spot, is there anything else you are looking to do which will keep the other agents looking up, and you looking down when it comes to your rankings? I think if we keep our ideas fresh, keep pushing our EarlyBird Property Notices via Social Media and Instagram Stories, then in particular with Online Agent Cardiff, which is still in its growth phase, perhaps in the New Year we will look at an expansion to a new area, but still within South Wales, and maybe just maybe a monthly Bay City Living Vlog!
