SERVICE CHARGES Service charges are an annual or
monthly cost that you will be required to pay for the up keep of the development, be it the cleaning of common parts, maintaining the gardens or maintaining the structure of the building like the roof. Check them out straight away. Tese charges can be quite high, particularly if there are liſts to maintain, or luxuries such as a health suite, swimming pool or concierge services, so make sure you can afford these as part of your monthly out-goings.

BE PATIENT You may have to wait several
months before your property is ready for occupation. In addition, for the first few months you might find that you are living on a building site, as the areas around the development may be subject to further building phases, or at least whilst the roads and pathways are completed. Tat can play havoc with your new Monolo’s!

Always remember the first and last properties on a
development are the ones the developer is most anxious to sell and where the best deals are usually found.
CONSIDER THE FOLLOWING... Discount
One way potentially to get a better deal on a new-build property is by buying off-plan, as this can mean a reduction of up to 15 to 20%. If this means substantial discounts, then it may pay dividends.
House Plans Check the site and house plans carefully, especially if you are
buying off-plan. Remember that the marketing material may use artist impressions and should not be regarded as accurate.
