here are so many developments to choose from in our area, and the choice of properties is
almost daunting. I received an e-mail last week from a first time buyer who is interested in buying a brand new home, but is very concerned about the overall pro’s and cons. She wrote “A friend has said that buying a new home is an expensive way to get that trendy loſt style urban look, and that I should go for a conversion or older property and do it up myself. I’m not sure I have the confidence to re-design and refurbish, but I don’t want to throw my hard earned money away. What are the benefits and disadvantages of buying a brand new property from a house builder?”
Well, there are several main issues to think about. First, the advantages of buying on a new development can seem expensive, but you will know that all the fittings are brand spanking new and you’ll most likely be able to enjoy the latest technology and trends. House builders can afford to incorporate ideas from very experienced and innovative architects and designers, so you’ll probably find some great design ideas incorporated into your new pad. It’s usually easier to arrange mortgages on new property. Some Developers offer a massive range of seriously tempting financial sweeteners to encourage viewers to buy, including offers to pay your stamp duty, deposit schemes and deals on carpeting and fitted furniture. It’s important to keep your initial outlay to a minimum. Just understand that any additional costs end up coming out of your pocket If it’s an apartment your aſter, you may have the added convenience of a on site gymnasium or pool, or even a concierge service which all makes life a lot easier. Tere are disadvantages too of course. You will pay a premium for all those trendy fixtures and fittings, if you get in early enough you will be able to select them yourself but your choice will be limited to those on offer by your developer.
