MEASUREMENTS Room sizes can be an issue,


remember that show homes are cleverly designed to look spacious (and developers have been known to use specially sized furniture to make the spaces appear larger than they actually are). Take your tape measure and try not to be overwhelmed by the decoration displayed in the show space. To get the best possible deal on your new place you will probably need to buy ‘off plan’ which means that you are buying the property before its built, from plans shown by the developer. Tese plans will usually give you the location of the properly (go and actually view the site, if you can and determine which way your plot will face). Most large developers will show you a 3D model of the entire development and will help you to locate the actual plot on the model, which is very, very useful.

REFURBISHMENT Refurbishment is not for the feint


hearted. It takes time, and for the most part, things tend to cost more than originally planned. If you’re not a DIY-er , have a hectic schedule, are remotely disorganised and you don’t have a good network of quality trades people, then take a careful look around the new developments and keep an eye on the property mail magazine to see what’s coming up in the area. You’ll be sipping ‘cosmopolitan’s with your friends on the roof terrace in no time! >>
