Hayley Ebbs from Knight Frank, a specialist in Cheltenham’s town property market provides us with an update.


“Having worked in agency for over 10 years 2019 certainly stands out as being an eventful year in the world of politics and as always with any major change comes a feeling of uncertainty. Despite this the housing market in Cheltenham has on the whole remained robust.


Pricing has been relatively subdued over the past year. This may be due to the current political uncertainty although many argue that it is simply a natural market correction due to the fact that Cheltenham has experienced consistent and substantial increases in property prices over the past 10 years. Nevertheless, since prices have adjusted to better reflect market conditions, there has been a definite rise in activity. We have sold 13% more properties so far this year compared with the same period in 2018, which is an indication that momentum is returning as buyers both local and those from further afield see value in the market.


Demand has been strongest in the town market below £1m and this particular price brackets has out -performed all others. On another optimistic note the number of new applicants registering with Knight Frank in Cheltenham during the second


quarter was at its highest level in five years, mirrored by the number of viewings, also at the highest level during the same period. This suggests that despite the heightened level of political uncertainty, interest from buyers remains encouraging.


Notwithstanding this pick-up in demand, stock levels remain low which underlines the advantageous position for active and new sellers, the one note of caution being that even with strong demand realistic pricing is proving vital to attract buyers with a keen eye for value. If you are planning a sale it is our opinion that seasonality is no longer the factor it once was, the shrewd seller should ignore the traditional ‘peak’ periods as contrary to popular belief ‘daffodils don’t sell houses’. This is evidenced by the fact that over the last four years the first two months of the year have been either the best or second best sales months of the year for the Cheltenham office and we have no doubt this will be the case in 2020.
