A Note From The President Dear TALHFA Members and Friends,


As we begin our season of Texas heat, known as summer in most states, the debate for affordable housing is start- ing to heat up along with the temperature. The Trump Administration is settling in on the federal side and the Texas Legislature is gearing up on the state side.


This is an exciting time for TALHFA. Our 26th Annual Edu- cational Conference will be held the Hyatt Lost Pines Re- sort and Spa near Bastrop. While TALHFA Conferences are


always one of the best networking and learning opportunities in the country, this year it is especially critical to attend with all of the moving players and trends emerging. Please register early for the September 10-12th Conference. The Conference Planning Committee is putting together a timely agenda that will be one of the best in years, focusing on new funding tools and development techniques, board development, and legislative activities that impact every aspect of housing finance.


Over the course of the next six months, new leaders will surface, both at state and federal levels. Budgets and regulations will be cussed and discussed beyond the sum- mer, going into 2019. The US Senate just recently approved the confirmation of Brian Montgomery as FHA Commissioner. As FHA Commissioner, Montgomery has both ex- perience and knowledge of the housing finance industry.


As professionals, you understand that the housing affordability gap impacts a wide range of families, from millennials just starting out, to households on the brink of homelessness. The issue spreads to the economic vitality of any city or county. The homeless rate in Fort Worth grew significantly between 2016 and 2017 as did the gap between HUD median rental rates and local market rates. Policy leaders are asking, “More vouchers or production? What about sustainability?” Private Industry leaders are asking, “What about the housing stock, transportation, and educational attain- ment of the community?” Housing is not a standalone issue - but integrated in the quality of life of any community.


Under the leadership and in-depth knowledge of Diane McIver, with Todd Kercheval running point at the Capitol, TALHFA’s Legislative Committee has already begun to meet and proactively prepare for any slight breeze or shifting winds during the legisla- tive process. The TALHFA Board met in New Orleans during the NALHFA conference and will continue to meet regularly with the Legislative Committee throughout the year to prepare for the legislative session here at home.


I look forward to seeing each of you at Hyatt Lost Pines Resort in just a few months. Until then, have a safe and somewhat cool summer.
