To Rent or To Buy?


WITHIN the next 4 years the government apparently wants us to be building 300,000 new homes per year. There is however no statistical evidence to prove that this will result in greater home ownership, as more and more people decide to rent. Private renting has double in the past 10 or so years to just under 5 million homes and the private rented sector continues to expand. One of the problems for first time buyers is that tighter lending controls dictate that you must prove you can repay 46% more on a mortgage than you do on your rent. I can foresee more problems when next year new legislation will arrive to ban landlords and letting agents from charging general fees to tenants. This in turn will inevitably push rents upwards making that 46% even harder to achieve. generation Rent is clearly here to stay.

This seems particularly common the older we get, when you don't want the worry of fixing the windows, replacing the boiler or painting the house. Spend the money on cruises, that's my advice! Buying a house is no straight


forward task either. do you realise that it now takes an average of about 3 ½ months from an offer being accepted to exchanging contracts, and a lot can go wrong in that time. The average “chain” consists of 3 separate property transactions and often quite longer. It only takes one of the sales to fall through and the whole chain can come tumbling down and this is extremely frustrating for everyone involved. apparently around 300,000 sales now fall through each year and you


cannot get back the money you laid out for legal fees and surveys. So, do take care when buying and get the agent to check the strength of the other deals that could ultimately affect whether you get that dream home you have set your heart on. and if you are selling don't


forget that buyers decide in the first 8 seconds if they're interested. So walk down the road and back to yours to see what they see in those 8 seconds. Then change what you don't like.
