LANDLORDS Tenants have high expectations, which is why it’s important for properties to be up to date. Kitchens and bathrooms can be a deal breaker. Whilst being costly to replace, a smart kitchen and a fresh new bathroom are both sound investments. Add to this a lick of neutral paint and it is likely that your property will have maximum appeal. Tenants may well drive past a property before requesting a viewing so maximise curb appeal by cutting grass and hedges and removing rubbish. A bit of work will also reassure tenants that you will maintain your property to a good standard and get the top rental value.
It’s worth considering that if the bulk of the major work is done before renting then it will be a while until you need void time between tenancies to undertake the work. Whilst tenants should be sympathetic to minor work, they may not tolerate major works done during their tenancy.
Tastes differ and it is important to try and offer a property that will attract the broadest possible range of tenants. Before you start spending money in preparation to rent ask for your agent’s opinion on what changes will have the best effect.
TENANTS In the current market, good properties in this area are not on the market for long. As a potential tenant you need to act quickly and if moving is a priority you need to make yourself available to view. It sounds obvious but arrange to view as soon as you can, if you book on Monday to see a property on Saturday the chances are it will be gone! Ideally the decision makers need to be there so you’re able to make your interest known immediately and avoid being ‘pipped at the post’.
Make a good impression – arrive at the appointment in plenty of time and get your paperwork together. Demonstrating to the agent that you’re organised and will be make the agent’s job easier should stand you in good stead. Emailing the agent is great but a quick phone call may make you first in the queue. Most agents will need details of income, credit history and general background about you. You need the agent to feel that you’re the most appealing tenant for his landlord!
