YULEE The growing community of Yulee is west of Amelia Island


and the Intracoastal Waterway. The largest unincorporated area of Nassau County, Yulee consists primarily of residential communities. Housing options include waterfront properties, planned communities and apartments. Yulee is experiencing a boom of commercial and industrial development. Small business and service sectors are emerging throughout the area, with a major commercial presence along State Road A1A. Residents enjoy hunting, fishing and golfing at White Oak Plantation’s private course. Also located in Yulee, the White Oak Conservation Center is a wildlife breeding, research and training facility.


ST. JOHNS COUNTY

HASTINGS Located southwest of St. Augustine, the town of Hastings


is home to many commuters who work in St. Augustine, Jacksonville and Palatka. This rural community retains its rich agricultural history, including the title “Potato Capital of Florida.” Hastings is the packing and shipping center for the potato farm area of St. Johns, Flagler and Putnam counties. State Road 207 is the main highway and connects Hastings with St. Augustine and Palatka. Since the expansion of State Road 207, the town has seen an emergence of new development. Hastings offers farmsteads, single-family homes and subdivisions.


JULINGTON CREEK Julington Creek lies in the northwestern part of St. Johns


County. With more than 1,200 acres of nature preserves, Julington Creek offers a variety of residential options including townhouses, single-family houses, condominiums and luxury estates. Residents enjoy an abundance of recreational amenities, including the Champions Club at Julington Creek, an 18-hole golf course that meanders through wooded areas and around neighborhoods. Residents also enjoy the convenience of major shopping centers.


The Switzerland and Fruit Cove communities are located


east of the St. Johns River and south of Mandarin in northwest St. Johns County. Switzerland is just south of Fruit Cove along the eastern bank of the St. Johns River. These pastoral communities are great for those who wish to enjoy the benefits of a country setting while being near the urban amenities of Jacksonville and St. Augustine. Switzerland and Fruit Cove are predominately made up of single-family residences. Recreational activities are abundant in this area with multiple parks and the William Bartram Scenic and Historic Highway’s (State Road 13) interconnected trail system.


THE NEIGHBORHOODS OF WORLD GOLF VILLAGE The Neighborhoods of World Golf Village is conveniently


located between Jacksonville and St. Augustine, allowing easy access to both cities. This unique, residential community offers 20 different neighborhoods with custom estates, condominiums, townhomes and an active adult community. Residents enjoy the privacy of their intimate neighborhoods within a vacation destination. The World Golf Village includes the World Golf Hall of Fame, an IMAX theater, restaurants and shops. In addition, more than 44 percent of the community has been left in its natural state as wildlife and environmental preserves, which allows residents to experience the area’s true splendor.


NOCATEE Nocatee is located in the northeastern part of St. Johns County


and spreads into Duval County. In 2012, Nocatee was named the 11th fastest-growing master-planned community in the U.S. by Metrostudy. More than 1,000 families call Nocatee home and enjoy easy access to Jacksonville, Ponte Vedra Beach and St. Augustine. Nocatee has a broad range of residential options within its various neighborhood villages including single-family homes, condominiums, townhomes, apartments and an active adult community. The Nocatee Town Center brings convenience to residents, with Publix as the anchor store. Additionally, Baptist Health has announced plans to build a primary care center at the Town Center. In March 2010, Nocatee opened its Splash Water Park as a major component of its community park.
