MIDDLEBURG Once considered a rural area, Middleburg has rapidly


grown into a suburban community south of Orange Park. This unincorporated area is located in central Clay County near Black Creek, a tributary of the St. Johns River. Middleburg residents enjoy a rural setting along with accessibility to major shopping and entertainment venues in Jacksonville and Orange Park. Furthermore, Jennings State Forest is located near Middleburg, which offers visitors the chance to hike, bike, swim and observe the area’s natural scenery. Middleburg’s housing options include historic properties, condominiums, townhomes and single-family homes on spacious lots.


OAKLEAF PLANTATION Situated in Clay County, with a small area lying in Duval


County, OakLeaf Plantation is a planned community with multiple village-style subdivisions, each with its own park. OakLeaf Plantation prides itself on being a place where you can live, work and play without leaving the community. This family-oriented town provides more than 50 acres of recreation at its two athletic centers, which includes baseball and soccer fields, tennis and basketball courts, and a water park complete with waterslides and swimming pools. Also within OakLeaf Plantation is the OakLeaf Town Center, which contains various retailers and restaurants. Potential residents can choose from single-family homes, multi-family homes and luxury apartments.


ORANGE PARK Orange Park lies in the northeastern section of Clay County,


south of Jacksonville’s Westside community. As the county’s largest municipality, Orange Park offers potential residents a vast selection of housing options as well as convenient access to I-295 and the Naval Air Station. Homes vary from waterfront estates along the St. Johns River and Doctors Lake to new housing developments inland and rural homes further to the west. Additionally, a number of established neighborhoods feature homes built in the 1970s and 1980s. Orange Park hosts several special events throughout the year such as the annual Fall Arts and Crafts Festival at Town Hall Park.


PENNEY FARMS A small town south of Middleburg, Penney Farms is home


to the Penney Retirement Community, founded in 1926 by retail magnet James Cash (J.C.) Penney. The Penney Retirement Community is a 192-acre retirement and independent-care community created for retired ministers in honor of Penney’s minister father. Today, the community is home to 29 different denominations of retired ministers,

pastors, church workers and missionaries. More than 500 people reside in the community and partake in scores of activities, amenities, clubs and volunteer opportunities. Those residing outside the retirement community live in single- family homes. The community features ample access to services and stores as well as entertainment venues in nearby Orange Park and Jacksonville.

ARLINGTON/FORT CAROLINE This thriving residential and commercial area of


Jacksonville is bordered by the St. Johns River to the west and north, the Intracoastal Waterway to the east and Atlantic Boulevard to the south. Residential options include single- and multi-family developments, condominiums, townhomes, waterfront properties and golf communities. Arlington-Fort Caroline residents have the advantage of close proximity to other major areas of Jacksonville; the beaches, Southside, Northside and Downtown are all easily accessible. The community is home to the Timucuan Ecological and Historic Preserve and the Fort Caroline National Memorial, as well as Jones College and Jacksonville University.


BEACHES/INTRACOASTAL The Beaches area is comprised of Jacksonville Beach,


Neptune Beach, Atlantic Beach and Mayport. These seaside municipalities offer an assortment of residential areas with a laid-back atmosphere. Jacksonville Beach, the oldest of the three, is also the only city that allows the construction of high- rise buildings. With numerous clubs, bars and restaurants, Jacksonville Beach also offers some of the best nightlife and entertainment in the area. Neptune Beach, the youngest and smallest of the beach communities, encompasses 2.5 square miles between Atlantic Beach and Jacksonville Beach.
