GERIS:
GREAT BUDGET OPTION Between Gumusluk and Yalikavak, this
is a well-developed but affordable area: you can get a three–bed 90sqm semi- detached villa for only £64,000 – although it will be in need of modernising and lack a pool. Or the Carian Bay development
offers high-spec two-bed apartments from £180,000 with Italian kitchens that can be managed through its hotel. Also selling through Hamptons (www.
hamptons.co.uk) are two- to three-bed apartments from £254,719 on gated Viceroy Resort and Residences offering private beach access (pictured above).
village with small B&Bs is rather a hippy retreat that is lively in winter with restaurants staying open. It has markets, shops and restaurant by the beach - close to archaeological ruins on Rabbit Island – and lots of shady eucalyptus, fi r trees and relaxed charm. It’s best for young families and retired couples, plus rentals are good too. Jane Schofi eld from Turkish
Connextions (www.turkish
connextions.co.uk) says: “A three-bed, two-bath stone house costing £170,000, with a pool, sleeping six, could be rented out for €825 (£661) a week low season rising to €1,870 (£1,497) a week high season.”
BODRUM TOWN:
BEST YEAR-ROUND OPTION With great shopping, restaurants,
marina with two Starbucks and a soon- to-be Michelin-starred restaurant, and open-air nightclub, this is great for relocators who want to be in the thick of it. The downside is that not many properties have sea views – the marina takes up the seafront. Turkish Connextions is offering a one-bed apartment in town centre for £145,000 but Schofi eld rates nearby ancient and historic Konacik as a better option with hillside bungalows costing from £300,000 for three to four bedrooms, pool and sea views and new two-bed apartments priced from £95,000. This inland town is on the main
arterial road connecting Bodrum town with the rest of the peninsula. “This is a real up and coming area
that’s close to Bodrum town,” she says. Self-build projects are also proving popular but expect to pay £200,000 for land and building costs for a 1,000ft2 four-bed villa with sea views.
