Why leasebacks are attracting investors


These deals usually end up being cash-flow positive or having only a small amount to top-up each month using a capital repayment mortgage. This means that at the end of the mortgage term investors will end up with a property with no mortgage that will be worth significantly more than they paid for it usually by only investing a very small amount of money over the entire mortgage term. As such these leaseback investments are an excellent addition to a pension fund and help the client to build a property portfolio in a secure and hassle-free way.


The deals we put together generally have the following incentives for investors: - 100% finance (with rates from as little as 3.3% over 25 years) - VAT paid by the developer (19.6%) - All closing costs paid (worth around 6%) - Cash-back on completion (usually around 5% of the property price) NET guaranteed yields between 4 and 6% - Some weeks personal use/discounts available
