Over the last couple of weeks, we have heard one question over and again: When should we put our house on the market?


I wish there was one hard and fast rule, but it’s not so simple.


People buy and sell property for a number of reasons; a new start, a change in circumstance, an investment, a relocation. It is the reason for the move which often forms the basis for how and when we go to market.


For some vendors we would advise launching immediately, whether it is discretely to our known buyers to establish whether a premium price can be achieved, or through a full outward facing marketing campaign. Testing the water during the so called quieter months is a strategy that has proven effective for many.


To other buyers, our advice has been to hold your nerve, to get decoration and preparation in order in time for a Spring launch. With good natural light and blooming gardens, many homes look at their best in the warmer months and good presentation can make all the difference in a competitive market.


Whether you go for a winter or Spring launch, be wary of advertising a property online for an extended period of time – this gives the impression that it has not been popular or that it is priced incorrectly. It may be that the property can be removed from online portals and launched again when the market is more favourable.


Timing is crucial. It should form part of the wider selling strategy and take into consideration a number of factors. As a seller, ensure you have this conversation with your agent and consider the justification given. It’s in the interest of agents to have you on their books sooner rather than later. But it may not always be in the interest of achieving the best price for your house.
