This month Graham Perry, Business Unit Director of iSite, discusses Healthcare and Hospitality.

With the NHS facing a funding gap of at least £30 billion by 2020, there are considerable pressures to deliver savings and improve efficiencies, so facilities managers need to harness data and operate more strategically.

NHS estates are vast and often cover multiple sites. In 2013-14 the total floor area of NHS buildings was 26.1 million m2

and estate rationalisations have reduced this over time the Department of Health has estimated that across all Trusts, spend on the management of estates is in the region of £7 billion per annum. This is the third largest cost for the

Phil Holland, Managing Director of Mitie’s Integrated Facilities Management business, said: We are delighted to have been appointed preferred bidder by Deloitte. We will be committed to developing a bespoke FM strategy and offering expert advice and recommendations on service delivery.”

NHS after salaries and medication, demonstrating the scale of the challenge.

To be able to make informed decisions that will help to reduce expenditure without compromising the quality of estates it is important for facilities managers to have up-to-date information about their properties, such as lease terms, maintenance schedules and supplier data, readily available.

Many facilities managers oversee a number of sites and having such information available in an integrated format can help them to identify potential cost savings. For example, the ability to compare how often a building is in operation with lease information can identify properties that are due for renewal and no longer operating efficiently, this could support the decision to not renew specific leases in an estate rationalisation strategy.

. While restructurings

The improved use of data does not just assist in streamlining a property portfolio, it can also play a significant role in improving the day-to-day running of hard and soft facilities management, such as refurbishment works and planned preventative maintenance, as well

Mark Raveneau, a Property and Corporate Services Director at Deloitte, commented: “Deloitte believes that it is of paramount importance that our office estate is managed to the highest level ensuring productivity and service. We look forward to forming a collaborative partnership with Mitie.”

By integrating data from different suppliers or areas of estate management, facilities managers have a better understanding of projects taking place across multiple premises and can adopt a more coordinated approach.

Compiling data allows facilities managers to identify trends, compare sites and forecast more effectively, while detailed performance information puts facilities managers in a stronger position to negotiate contracts and prepare and manage work schedules.

Building intelligence platforms can be a powerful tool to integrate a mass of information and prove invaluable to those responsible for running property portfolios. With data in one place and easily interpretable, management teams have the ability to further understand how they are using their property assets, helping to improve decision making and optimise resources. With an increasing pressure to reduce costs, the better use of data could help to solve the financial challenges facing the healthcare sector.
