Market interest set to peak as new building topped out


The University of Southampton Science Park held a series of events in January to officially launch its latest building known as 5 Benham Campus.


Prospective and current tenants and representatives from local authorities, as well as the design and build team, were in attendance at the ‘topping-out‘ celebration.


The new building has been devised for creative, collaborative working and will be set over three floors to include a range of meeting rooms, break-out spaces, a coffee shop and roof terrace. It is fully equipped with smart, environmentally- friendly technologies including a state-of-the-art biometric security system and superfast 1Gbps broadband.


CEO of Southampton Science Park, Peter Birkett, commented: ”This new building is a vital addition to our already-successful Science Park and it will be an important boost to the local economy, both during and post-construction. The incremental space that this building creates


will enable us to fuel the ambitions of many more early-stage and growing hi-tech businesses.”


Mark Vincent of contractor Amiri Construction added: ”5 Benham Campus is a very high quality building and the fact that a number of Hampshire-based businesses are at the very heart of its design and build demonstrates the priority given by the Science Park to helping local businesses and the regional economy prosper.”


Commercial property specialist Vail Williams is marketing the 30,600 sq ft, Grade A building. Philip Holmes,


head of business space in the Solent region, said: ”A premises of such high quality is going to attract a lot of attention on the market. It‘s a huge opportunity for businesses to secure a prestigious base with state-of- the-art facilities.”


The design-and-build team comprises TKL Architects of Otterbourne; Bishops Waltham- based Rushby Brewster Associates; and Peach Maclean of Winchester. Overall cost and project management is provided by Currie & Brown of Fareham.


Poole Council grants first commercially- viable scheme in regeneration area


Poole‘s planning committee has given the green light for the first commercially-implementable scheme in the regeneration area.


Poole property developer Richard Carr has had his proposals for an apartment and commercial space scheme approved following a 10- year wait.


Carr‘s scheme will see 57 apartment‘s delivered along with a number of commercial units.


Development for the ”landmark” scheme will begin later this year and Carr hopes he has set the ball rolling for further growth in the area.


”I‘m pleased to have received planning for this development and hope to have now set a trend for more iconic buildings to be delivered along this industrial waterfront. Let‘s set Poole apart from competing towns,” he said.

Poole‘s regeneration area is committed to delivering around 2,500 new homes, in excess of 20,000 sq m of new office space and new retail and leisure developments.


LSH and Hellier Langston deal paves way for major regeneration project


Lambert Smith Hampton (LSH) has acquired a long-term lease on a 26,000 sq ft unit at Nursling Industrial Estate in Southampton on behalf of Total Produce. This is from Southampton agents Hellier Langston which acted on behalf of landlord Friends Life.


The site comprises a clear span steel portal frame warehouse in addition to cellular and open-plan office space and has been let on a 10-year lease, including a nine- month rent-free period.


LSH was appointed by Total Produce to find new premises for the company after the fresh produce provider was forced to relocate in order to facilitate the important redevelopment of Southampton‘s city centre fruit market. The old market premises are set to be replaced by a £60 million scheme, comprising 300 apartments and a range of new shops, after councillors approved plans in March. The ambitious plan to transform the Old Town site is one of a number of major schemes aimed at rejuvenating Southampton city centre.


In addition to providing strategic acquisition advice, LSH has also been instructed on a project management basis to oversee necessary refurbishment works at Total Produce‘s new premises at Nursling Industrial Estate. The works will allow the company to expand its operations and are expected to conclude in time for Total Produce to be operational by early 2016.


Adrian Whitfield, industrial and logistics director at LSH, explained: ”We conducted a comprehensive search for Total Produce having received a detailed brief of its operational and financial requirements. The task was made that much harder by the shortage of suitable warehouses available within its preferred search area and we were delighted to secure such a high-quality refurbished building within such a tight timescale.”
