Since Christmas there has been an upturn in general enquires and viewings which led to a better than expected sales month for February. Of those sales, 27 per cent were new instructions and 41 per cent had recently reduced their asking price. The sales range from a two-bedroom high-rise fl at at £70,000 to a six bedroom manor house selling for just under £1m. We are seeing a return of


buy to let investors however the majority of buyers are downsizing, a high percentage of which are moving out of the North Birmingham Suburbs into the Lichfi eld area. Competition from agents is


high with 17 agents in the area fi ghting for the business which, predictably, means that we are seeing competitors over value and reducing their fees in order to obtain instructions.


The general client feedback is


that they are fed up of waiting for market conditions to improve and think the market has now steadied enough for them move and get on with their lives. We have many villages that


will be aff ected by the HS2 and sales in these areas are low. Employment is good however with MOD relocating to Whittington barracks two miles from Lichfi eld and St Georges Park, England’s National football academy opening in the summer near Barton under Needwood. Lichfi eld is a sought after City only 18 Miles from Birmingham city centre and having a regular service into the city. Lichfi elds Trent Valley line can also get you into London Euston in 1 hour 34 minutes. The city also has very good comprehensive schools that regularly come high on the national league tables.

well in 2012 with demand bolstered by our proximity to London, Heathrow and our excellent communications. In terms of business for


January we achieved 10 sales, a lower monthly number of units than usual however instructions were a little lower than a typical January. We took 11 instructions to the market when we usually

take on about 20. I am pleased to report that February is already above target for instructions! Lettings has seen a consistent


month with 10 new lets. Our average fee is around 10 per cent with the average rental price at about £1000 pcm. The lettings market locally is growing month by month. 2012 in my opinion is set to be a positive year and we should concentrate our eff orts on what we can control rather than Europe which really has little bearing on the local housing market. As a team we are focused on our local market which is strong and with the Olympics and the Diamond Jubilee this can only increase the feel good factor! ●
