Energy Performance Certifi cates have been necessary for some time – but new regulations will set a challenge for agents. David Smith explains.

THE CHANGES There are 6 key changes: ● The EPC itself has changed in its design; ● More of the EPC must be made available in advance;


● EPCs must be commissioned earlier; ● There have been changes in the wording of the regulations that set out when an EPC should be made available to reduce confusion;


● There have been further changes which will mean that an EPC, at least for letting property, will need to be made available earlier;


● A new register of EPCs will be created. NEW DESIGN


Studies undertaken by the Government have shown that the current design of EPC is confusing. Therefore it has been redesigned to be shorter, cleaner and to make more use of plain English. The new style also includes a new section


illustrating what funding for improvements to the property might be available through the new Green Deal. However, at the current time the Green Deal is not fully implemented and so this fi nding section is aspirational, at best.


MAKING MORE OF THE EPC AVAILABLE


At the moment there is usually only a need to make the Asset Graph – the coloured bar graph showing effi ciency band – available at the earlier stages of marketing. Now the entire fi rst page of the EPC will need to be made available where one would previously have only displayed an Asset Graph.
