Sales have been a little slow since the start of the year, which we put down to potential purchasers awaiting more properties to come on to the market, either to get a better deal or fi nd something more suitable. We reduced our property
prices by an average of 11 per cent in the fi rst three weeks of January, which equates to an average of six per cent per property. Our average sale price diff ers

across our offi ces, which span South Buckinghamshire, The Chilterns and the Thames Valley area. The average sale price at our High Wycombe offi ce is around £250,000, whereas a few miles up the road in Hazlemere, the average sale price might be as much as 10% more. Accordingly, our average fee varies, though currently it is around 1.25 per cent on a monthly basis. Our lettings division is yet to reduce its rents,
due to the high demand of tenants. That said, it has reduced its fully managed fee from 15 per cent to 12 per cent, due to increased competition. During January, we
conducted 808 viewings across six offi ces, which is good in light of the slow start to the year. The lettings department arranged and conducted 250 viewings from just one offi ce, and agreed one tenancy per day, which we expect to increase.
