Thames Valley continues to prosper


Economic prospects have undoubtedly improved and good levels of activity are feeding through to the occupier market, writes Paul lewis, regional director for the Thames valley, SEGRO


With shortages of good quality buildings evident in most Thames Valley markets and in accordance with market demand, our Thames Valley development programme is accelerating and we’ve kicked the year off in style with the announcement of new speculative development on the Slough Trading Estate.


The development will be delivered through three separate buildings, totaling 70,550 sq ft that will offer high-quality warehouse and industrial premises. This latest announcement forms part of the ongoing rejuvenation of the Slough Trading Estate, that has seen over 1 million square feet of new development over the past six years, to ensure it remains a world-class location for businesses.


In 2013, a number of pre-let and speculative developments were completed on the Trading Estate including a 125,000 sq ft purpose- built data facility for Infinity SDC and a 25,000 sq ft headquarters and warehouse facility for existing customer Karl Storz.


Over the course of the past 12 months we have also witnessed increased demand from the parcel delivery sector driven by advances in technology and the growth of online retail. We’re working with a number of customers in this sector including UK Mail who recently doubled its space on the Estate to 45,750 sq ft.


In Reading, we have announced a pre-let agreement with GeoPost UK to develop a 37,700 sq ft cross-dock

parcel delivery centre at Imperial Way. Our assets across the Thames Valley are ideally located to deal with the rise in demand for parcel deliveries offering easy access to major road and rail networks.


To ensure the future supply of new high-quality buildings for our customers, we’re working with Slough Borough Council to extend the Slough Trading Estate Simplified Planning Zone (SPZ) for a further 10 years. This will enable us to deliver warehouse, industrial, research and development and data centre buildings on the Slough Trading Estate without the need for separate individual planning applications, thus ensuring the swift delivery of new buildings to meet individual customer demands.


The SPZ brings a number of benefits to Slough, including stimulating new economic development, creating jobs and attracting new investment to the Borough.


Finally to ensure customers businesses continue to prosper we opened the Slough Aspire Centre last year to help upskill and connect people with jobs in the region. The Slough Aspire centre is an innovative training and development facility with more than 3,600 young people, their parents and teachers having engaged with local businesses at careers fairs and other pre- employment events.
