Southampton shows continuous improvement

With a host of developments underway and new schemes in the pipeline, Southampton is continually reshaping its future.

One improvement due for completion this month is the widening and deepening of a critical part of the access channel to the container terminal in the Port of Southampton. This is a key part of the £150-million development by Associated British Ports to ensure that the port is able to continue handling the largest vessels afloat.

Meanwhile, Southampton City Council’s proposed budget for 2013-14 takes account of extra funding totalling £5.8m. The funds have been allocated to the final budget to reflect public demand, based on more than 2,000 external responses to the consultation, and to mitigate service cuts where it can be demonstrated that investment now will avoid more spending in the future. This additional funding comes from a number of sources, primarily additional forecast business rate income and additional government grant over and above the amount originally anticipated.

Controversial plans to build a Lidl distribution centre next to the M271 near Nursling, which could secure 400 jobs, have been approved by Test Valley Borough Council. The new facility, on a greenfield site south of Brownhill Way near Adanac Park, will serve an area from Poole to Newbury and across to Brighton.

Businesses across Hampshire are being urged to take part in a networking event at the Ageas Bowl, West End, on March 6. Last year, the South Hampshire ’Meet the Buyers’ event managed to generate an estimated £6.25m in deals for the county. Coordinated by Hampshire Chamber of Commerce, 110 suppliers and 27 buyers participated. Denise Barlow, Hampshire Chamber’s head of communication and marketing, explained: “It is an unrivalled opportunity, many would not otherwise have, to promote goods, products and services to major organisations, both public and private, which operate in and around the region.“

A multi-million-pound shopping scheme also aims to create around 70 jobs at Totton. Hampshire- based Gentian Developments is seeking consent from New Forest District Council to redevelop a site next to the Rushington roundabout and replace it with a KFC restaurant and drive-thru, a similar facility operated by Costa Coffee, and two other retail outlets. The application coincides with plans to build a McDonald’s restaurant and drive-thru at Commercial Road, Totton, and a decision on the latter is due within the next two months. The site is currently occupied by the Ridgeway Used Car Centre.

Lastly, Merlin Real Estate Investment has acquired Dibles Wharf at Belvidere Road in a deal put together by Jones Lang LaSalle’s Southampton office. The strategic four-acre site has its own river and gut berth, weighbridges,

temporary buildings for offices and mess rooms, 30,000 sq ft of industrial and warehouse premises and a small workshop.

Matthew Poplett, director of Jones Lang LaSalle’s industrial and logistics agency team in Southampton, said: “Dibles Wharf is a very important strategic waterfront site. It has excellent access to the River Itchen, which links to Southampton Water and the Solent. We expect to find another leasehold occupier for the site quickly. We had a number of under bidders on a freehold basis and suspect some might consider this unique opportunity on a leasehold basis.“

Jones Lang LaSalle’s Southampton office has been instructed to re-let the site, which is available as a whole or in part from July 1.
