Anyone involved with holiday property invariably looks slightly worn towards the end of the season. It can be hard work but it does allow people to remain in this lovely part of the world and work very close to home. Things that make up many people’s dream of leaving the rat-race and moving to France. Thankfully, the tranquility of winter allows people to recover and nearly forget the summer’s problems - just in time for getting all enthusiastic and ready for the season again.
If anyone is thinking of investing in this type of business or wishes to sell up and move on! We have spoken to an Estate Agent covering the Quercy and Gers region of France about the current demand for properties with holiday accommodation.
Carl Scholfield of Vialex who handle property sales in both the Quercy and Gers regions of France, explains - “In recent years those looking for a property with gîtes have been more and more interested in the amount of rental income generated, as opposed to having a gîte « to keep you occupied and meet people». This represents a major change in attitude of the potential buyers, with the accent on income to live on. Not all gîte properties on offer are in line with this change in attitude, with many having just a single gîte, with relatively low income over a short rental period…
..in other words, the owners have never really pushed the gîte and the rental history is not good enough to attract a buyer.
Today’s clients looking to buy a gîte property will be keen to see a high level of rental income, probably from 2-3 good quality gîtes , sold complete with furnishings .They are looking for a business, to replace the income from a job they have left behind. We as estate agents need to present these clients with properties that match their aspirations, and in turn the clients will need to have a sensible budget…of the order of 400-800 000 Euros, depending on the scale of the property and quality of the main house.”
Vialex International property ref V47126 offers just this. Set in 1,5 acres with lovely country views nr Penne d’Agenais, a large 3 bedroom stone farmhouse with swimming pool and a loft style 2 bedroom converted barn again with its own swimming pool. These two are let for holidays whilst the owners use the small but comfortable 2 bedroom cottage also on the property, for themselves. The owners have promoted the property well over the years and income is of the order of 25-30 000 Euros per year. Well priced at 482 000 Euros.
