DEVELOPMENT Carter Jonas hones auctions business

The first full year in operation for the Carter Jonas auctions department has brought sales well in excess of £10.5 million – and a carefully honed calendar for 2011. Chartered surveyor Arthur Chambers (pictured), who moved to the firm’s Chippenham office in 2009 to manage and grow the auctions business, said the success of this year’s sales had proved the worth of its venues now in use in Bath and Oxford. “There had been auction activity

across the firm in the past but the sales achieved this year of £10,573,500, largely through auctions at the Francis Hotel, Bath, and the Oxford Centre show how the choice of venue has a real influence, even when the lots are drawn from a much wider geographic area,” said Arthur. “Many of the properties we have

offered during 2010 have brought really enthusiastic bidding. We have had some pasture lots and village properties with land that seemed to bring out half the village to watch as the other half competed to buy.

SALES

2010, a great year for Allsop

£46m was raised from Allsop’s

December sale with 88 per cent of all lots

offered sold. This brought the Residential sales total for the year to £335m and 88 per cent from 2,089 lots. Allsop’s first Residential sale of the year will be held on Tuesday 15 (provisional) and Thursday 17 February (confirmed) at The Cumberland Hotel, London. It is all change for Allsop

this year. Firstly their Soho and Knightsbridge offices have moved to 33 Wigmore Street, London; for the first time in many years the Commercial and Residential Auction Teams will be under the same roof. Allsop has also updated its corporate identity with a new logo and new colours, giving a refreshing new look to the 2011 auction catalogues.

“At our last Bath sale, on

December 15, 7.6 acres at Compton Martin, close to Chew Valley lakes to the south west of Bristol, sold for £86,000, equivalent to £11,315 per acre. “Berkshire and Oxfordshire land prices have been soaring, with land close to Newbury reaching £25,000 an acre for one very special lot in July. “In December we achieved

£65,000 per acre equivalent for amenity land in the village of Hornton and £35,256 per acre for

RESULTS Auction House Surrey, 1000 sales

Auction House Surrey is celebrating the brand’s most successful year ever, selling over 1,000

lots across the UK in a 12-month period. The current sales total for the company stands at 1,010, with another auction still to be held before the year comes to a close. Adam Hesse from

the Auction House office in Walton on Thames said, “2010 has been nothing short of an incredible year for Auction House, the rapid growth in lot

numbers, a success rate often over 10 per cent up on our regional competitors, and our achieved prices usually 10 per cent above those delivered in London auction rooms.” Auction House Founding

Director Roger Lake said, “We were already aware that the number of

properties we’re entering into our auctions put Auction House in the top four most prolific auctioneers in the country. But the real mark of any auctioneer’s success is the number of properties they actually manage to sell. And in anyone’s book, over 1,000 successful sales in a year is a phenomenal achievement.” Adam Hesse

added, “We put our success down to the fact we hold local auctions run by substantial estate agents who know their area, and market auction properties to their residential applicants as well as a register of auction

buyers. By comparison, other major auctioneers hold centralised auctions and mainly sell to London trade buyers. “It’s a major point of difference

that will drive us to even further success in 2011.”

pasture in Noke, close to Oxford.” Kit Harding, national head of

auctions for Carter Jonas, said the excellent results showed how keen buyers were to invest, seeing land as a safe haven for their cash, and how easily owners could capitalise on their asset if they wished to release its value for other projects. “Buying land has always had its enthusiasts and people living in rural communities often express a desire to own land close to their homes,” he explained. In all, Carter Jonas held seven auctions in Bath and Oxford with four further individual sales in Newbury, Northampton, and Yorkshire (two). Next year there will be sales in Bath on March 23, May 25, July 20, October 5, and December 7 with Oxford dates set for April 5, June 21, October 18, and December 13. Bath enjoyed a 73 per cent success rate this year while in Oxford it was 92 per cent. “Part of the appeal of our auctions is that we find a mix of interesting lots, which gets a good attendance and a real buzz in the room,” added Arthur.

RESULTS

Success for Network Auctions

The Network Auctions

December sale at Hatfield House raised £2.7 million

sales with a record-breaking 89 per cent of lots sold. With only two lots – both

redundant public houses – selling prior to the sale, the remaining lots on offer included flats, houses, bungalows, retail units, life reversions, commercial premises and freehold sites, with and without planning permission. Lots offered through Roberts

Newby, local members of Network Auctions based in Gerrards Cross and Chalfont St. Giles, Buckinghamshire were the undoubted stars of the show. Instructed by a receiver, seven lots formerly owned by a property investor were for sale and together they made around £980,000 – almost £50,000 over the combined guide price. “Buyers were obviously looking for value and that’s what they got!” said Simon Colman of Roberts Newby. Both Roberts Newby and

Tudor Estates of Southend, sold 100 per cent of the lots they offered at his auction – the fourth sale in a row where Tudor has completed a clean sweep. This was a highly positive

note on which to round off this highly successful year in which the Network Auctions membership had grown to over 25 licences around the U.K. “We go into 2011 in

excellent shape with more members wanting to contribute to the success of Network Auctions,” said Toby Limbrick, Director of Network Auctions. “The three latest firms to join are Aspect of North-West London & Wembley; Forte Homes of East London and Holmes Pearman of Basildon & Billericay in Essex. Network Auctions 2011

sales start on 2 March at Hatfield House.
