Through the whole of 2009 there were just 25 sales of homes in London more than £10m and just 12 over £25m. This year has seen a marked improvement with more than 25 sales over £10m in the first quarter of the year and at the end of the first half we can count close to fifty sales over £10m - the so-called über-sales.
This is the market in which Beauchamp Estates specialises.
Buyers and sellers at this level are s h y a n d m o s t d e m a n d confidentiality over the details of their transactions. As a result, even though the Land Registry is thought to detail all sales in England & Wales in reality most of these transactions are never heard of. Some though leak out via over-enthusiastic financial advisors eager to be associated
with these sizeable deals. Some because the participants are too well known to escape and some because the house goes into the open market in the first place.
Here are a few that are already in the public domain and that we have been involved in;-
Avenue Road NW8 , the premier St. John’s Wood address which we sold for circa £30m a month ago. It was 11,000 sqft with a pool, lift, air conditioning, gym, cinema, 6 suites, fully furnished and 3 drawing rooms. We exchanged on the day it was viewed and completed less than 3 weeks later. The asking price was £35m. We also sold another ful ly modernised 11,000 sqft house last year with all the toys, 7 bedrooms, freehold with an
asking price of £39m. At around £3224/sqft achieving circa £38m.
At the end of June we sold 84 E a t o n p l a c e , SW1 . F u l l y refurbished with an asking price of £27m we achieved close to £24m. Completion took place just three days after exchanging contracts. The house had a pool, a lift, a family and catering kitchen, 2 staff suites, 6 main suites and 5 reception rooms - in all about 11,000 sq ft.
At what some might regard as the bottom of the super-prime market in late June, we sold a flat in 17/22 Trevor Square. The guide price was £12,500,000 and we achieved £11,500,000 which works out at £3,754 /sqft.
Finally, we have just sold a house in Belgravia of some 20,000 sq f t . The asking p r i c e w a s £80,000,000.
