Second annual Saudi exhibition to showcase

In December 2009, Saudi Arabia approved its largest ever budget on record with forecast expenditure of SAR540 billion (US$144 billion) for the 2010 fiscal year. With its position as the fastest-growing

nation in the Middle East, and just under an estimated US$284 billion worth of projects under construction, the Kingdom of Saudi Arabia’s mission to become one of the world’s top 10 globally competitive investment destinations will once again be a key focus at the Cityscape Jeddah exhibition and conference this June. Given the government’s massive spending programme, the economy is projected to grow by about three percent in 2010 which is, in turn, driving investment interest as both the regional and global investment communities strategise for the long-term. Government initiatives are leading

the way with infrastructure topping the agenda, and transportation and housing key priorities. Over one million new homes will be needed in Saudi Arabia over the next five years as the Kingdom takes an increasingly prominent role in regional real estate development.

Government fiscal commitment reinforces investment potential for the Kingdom

While the entire Gulf region has finally switched on to a need for rail infrastructure,

Saudi Arabia is already in the early construction phases of its 450-kilometre-long high-speed rail link between Makkah and Madinah, with the thousand kilometre-long Jeddah to Riyadh link scheduled to get underway in 2010. The economic cities model, being spearheaded by the Kingdom, will also be a key

focal point of the show with the ongoing development of King Abdullah Economic City (KAEC) attracting exhibitor interest. The long-term project, which is scheduled for completion in 2025 and represents a US$35 billion investment, continues to be one of the most important economic drivers for the country presenting huge investment potential as well as job creation opportunities in a needy market. Significant deregulation and an increasingly open and attractive business climate

for potential foreign investors has meant that while other regional and international financial markets continue to suffer in the aftermath of the global downturn, industry experts are still confident of Saudi Arabia’s ability to weather the storm better than other countries due to its economic surplus.

Organiser IIR Middle East is forecasting increased exhibitor and visitor participation following enthusiastic industry response to the inaugural 2009 event which welcome over 150 exhibitors and more than 5,000 participants across 10,000 square metres of floorspace. “Cityscape Jeddah is an essential component of the ongoing growth of Saudi

Arabia as it is the biggest name in real estate event organising now taking place in the largest economy in the Middle East. Therefore, I am optimistic about the impact that Cityscape will have on Jeddah City, as well as on real estate investment for years to come,” said Dr Abdullah Bin Mahfouz, vice chairman, Jeddah Chamber of Commerce and Industry. Running alongside the exhibition is the Saudi Arabia Real Estate Development & Investment Conference, which provides the perfect opportunity to listen to expert analysis on the country’s real estate market from the leaders and opinion-shapers of the Kingdom’s business and real estate community. The conference will be an exciting forum for in-depth discussion on the current market challenges and for formulating cutting-edge strategies during these turbulent times. And building on the success of previous added value initiatives, Cityscape Jeddah

will also offer a series of invitation-only investor round tables during the course of the week along with an exclusive CEO Networking Lunch to debate the hot topics of the day including the continued housing shortage and need for high quality office space across the Kingdom. “Anyone who doubts the potential for continued high levels of real estate investment and development in Saudi Arabia only has to examine some of the statistics,” said Deep Marwaha, event director. “With a population of 25 million people growing at 2.5 percent per annum, Saudi

Arabia is set to double its population in 28 years. In addition, 40 percent of Saudi nationals are under the age of 20, and 70 percent under 30. If that is not enough, 65 percent of families currently don’t own a home,” he added. In addition, the long-awaited mortgage law, which is due to come into effect in

2010, will provide home financing opportunities for the first time. Saudi Arabia’s development community will also have the opportunity to showcase

the depth and breadth of architectural and development innovation across the Kingdom at the Cityscape Saudi Arabia Real Estate Awards, which aim to recognise exemplary contributions to architecture and real estate development in the Kingdom. 

Cityscape Jeddah will be held from 7-9 June, 2010 at the Jeddah Center for Forums and Events. For more information go to www.cityscapejeddah.com
