Dear real estate professional,
The last 12 months have undeniably reshaped the skyline of the UAE and the region’s real
estate industry. The correlation between the world’s most powerful economies and the
challenges that we are facing today, means that no single market has remained immune to
the ramifications of the credit and liquidity crisis in the era of globalisation.
Throughout the GCC and Middle East, the real estate industry is measuring the resulting
fallout from previous aggressive development strategies as it enters a new phase of mergers,
consolidations and repositioning. Dubai, which has been the epicentre of phenomenal growth
and astonishing developments as the forerunner for the region’s real estate revolution, was the

However, the fundamentals of the UAE economy, and that of its immediate neighbours,
remain strong, and there is little doubt that Dubai and its peers will work through the current
downturn to emerge as stronger, more mature markets with excellent long-term prospects.
With positive indicators such as the issuing of bonds and other government stimulus, as
well as ongoing investment into much-needed infrastructure, healthcare and education
initiatives, and continued mid to long-term demand within the commercial, retail and
hospitality sectors, the region is slowly seeing the return of investor confidence and is set
to resume its position as a preferred destination for FDI.
If anything, the slowdown in the market has established the need and set the wheels in motion
for better transparency and a tighter regulatory environment, along with new impetus for
discussions at federal level over the syndication of legislation for the UAE real estate market.
