developer q&a 36
Al Barari
Luxury residential developments continue to attract the region’s
HNWIs. Mohammed Bin Zaal, COO of Dubai-based Al Barari shares his
thoughts on the long-term potential for high-end lifestyle projects
You have also announced details of phase two apartments
which will open up the development to other customer
segments. Was this move in response to market sentiment or
always part of the master plan?
The development of phase two has always been a part of our
overall master plan. We have received a lot of interest in this next
phase since it was revealed at Cityscape Dubai 2008; however, at
that time, we did not officially release any units for sale. We are
currently still finalising several elements of the phase two master
plan which is due to be officially launched in the coming months.
Have you had to adjust timelines or any key elements for the Al
Barari project in light of the current economic climate?
No, the master plan and timelines are still the same as originally
planned and released.
What are the particular challenges that you have faced in 2009,
and how are you working to overcome them?
Al Barari has been focusing on meeting our handover deadline for
phase one – which is September 2009. We are committed to
meeting this deadline.
What have been the most notable achievements for
Al Barari in 2009?
To date, our biggest achievements have been the launch of our
show village in April this year; on target construction for the first
villa handovers in October; and the set-up of our own Facilities
Management company – Wojood. In addition the Al Barari and
DEWA partnership set a new benchmark in pre-building, at its
own cost, a substation to guarantee power supply for the project.
Also, our Al Barari nursery has been expanded to over 500,000
square feet in the lead-up to the massive landscaping works.
With the imminent completion of phase one scheduled for
September, do you think a successful handover will contribute to
an anticipated upswing in consumer confidence?
Al Barari is set above the typical development, we have been
strong even in this difficult year and clients have had no reason to
lose any confidence in us; however it is a major milestone for Al
Barari as the dream finally becomes a reality.
